Apalachicola, Florida Real Estate

Apalachicola is the county seat of Franklin County, set where the Apalachicola River meets Apalachicola Bay, east of Port St. Joe along US 98. The town grew as a cotton port in the 1800s, and its historic district still has many homes, churches and brick commercial buildings from that era.

Apalachicola has a long seafood tradition. Wild oyster harvest in the bay was closed from 2020 until January 2026, when FWC reopened limited harvest on restored reefs. A new season runs October 1, 2026 through February 28, 2027, under permits and limits. Each November, the town hosts the Florida Seafood Festival at Battery Park, which bills itself as Florida's oldest maritime event.

History is everywhere downtown. John Gorrie Museum State Park honors Dr. John Gorrie, whose work on ice making and cooling in the 1800s led to an early patent for mechanical refrigeration. The waterfront, shops, restaurants and galleries along Water Street and Commerce Street make the downtown easy to explore on foot.

Apalachicola is on Eastern Time and is about 30 minutes from downtown Port St. Joe.
