St. George Island, Florida Real Estate
St. George Island is a barrier island in Franklin County, reached from Eastpoint by the Bryant Patton Bridge, which crosses about four miles of Apalachicola Bay. The island has Gulf beaches on its south side and the bay on its north side, and most of the land is either homes or protected state park.
At the island's east end, Dr. Julian G. Bruce St. George Island State Park protects miles of undeveloped beach, dunes and pine flatwoods, with campsites, boat ramps and nature trails. Near the middle of the island, the Cape St. George Lighthouse stands in Lighthouse Park, close to a small cluster of shops and restaurants. The west end includes St. George Plantation, a planned community with its own rules and amenities.
St. George Island is on Eastern Time. From the bridge, Apalachicola is about 15 minutes west and Port St. Joe is a little under an hour.
Buying real estate on St. George Island
Most properties are single-family beach homes on pilings, along with condos, townhomes and vacant lots, on the Gulf, the bay or the interior of the island. Much of the island is in high-risk flood zones, so elevation and insurance quotes matter. Many homes here are used as vacation rentals, which must meet Franklin County and state requirements. Rental income varies and is not guaranteed.
